1. The Leaks are Localized
If water only enters around a chimney or a single vent stack, you likely have a flashing issue, not a total roof failure. These are often $300–$800 repairs rather than $10,000 replacements.
2. The Decking is Solid
Go into your attic with a flashlight. If the wood looks dry, shows no signs of mold, and doesn’t sag when stepped on from above, your “foundation” is still good.
3. Minor Granule Loss
A small amount of sand in the gutters is normal as a roof ages. Unless you see large “bald” patches where the black asphalt matting is visible, the shingles are still doing their job.
4. No “Cracked” Shingles
Aged shingles may look faded, but as long as they aren’t physically cracked or broken, they still shed water.
5. Your Attic is Properly Vented
A roof that stays cool from underneath lasts much longer. If your ventilation is excellent, a 20-year-old roof in Utah might easily have 5 more years of life left.
